Dubai real estate sales volume reached AED 87.9 billion - Makebiz

Sales volume in Dubai reached AED 87.9 billion in the second quarter, despite an overall slowdown in transaction numbers caused by geopolitical tensions in the region. Meanwhile, Abu Dhabi’s residential real estate market demonstrated more resilient price growth and stable demand for off-plan properties. Both emirates are expected to complete approximately 40,000 residential units in the second half of 2026.

Market dynamics

A decline in activity was observed across both segments:

  • The overall drop in transaction volumes in Dubai was 28.6% year-on-year.
  • In the off-plan segment, the decline was 23.1% year-on-year and 14.7% quarter-on-quarter.
  • In the secondary market, the drop reached 41.8% year-on-year and 30.3% quarter-on-quarter.

Abu Dhabi saw the opposite trend:

— An increase in the total number of transactions.

— A 5.6% quarter-on-quarter decline in off-plan sales.

— An 18.1% year-on-year drop in the secondary market.

Regarding price dynamics, growth in Dubai was moderate, ranging from 2% to 6% year-on-year across different categories. Villas showed the highest growth.

More significant growth was recorded in Abu Dhabi:

— Apartment prices rose by 19.4% year-on-year.

— Townhouse prices increased by 11.2%.

The emirate governments have implemented a number of measures to improve housing affordability. A temporary rent freeze has been implemented in Abu Dhabi, while Dubai has launched the «Flexi Rent» program, allowing tenants to choose their payment frequency (monthly, quarterly, or semi-annually).

According to experts, these measures create new opportunities for investors and tenants, and the real estate market remains resilient, consistently delivering strong performance thanks to the UAE’s robust economic foundation.
